A development of five floors of apartments and two floors of speculative office space on the side of Regent’s Canal in Camden. We were appointed to provide both sustainability and structural consultancy services. Price & Myers Sustainability undertook a ‘collaborative shell and core’ BREEAM Office assessment for the office space in the basement and first floor. Part of the building structure and façade is listed and was retained, posing challenges in controlling heat loss through the building envelope. Different levels of upgrades to the building fabric were identified through thermal modelling analysis, balancing the level of intervention undertaken to the sensitive parts of the building, especially the underground vaults, redeveloped to provide new usable floor area. Reduction in key energy demands for offices such as lighting and ventilation were informed by computational design analysis to reduce the high CO2 emissions associated and meet the high sustainability targets of the project. The design incorporated an extensive glass roof in the atrium above the office space, in order for the lower levels to have sufficient daylight, which impacted positively on the EPC rating due to the lighting requirements being significantly reduced. The project achieved BREEAM Offices 2008 rating of ‘Very Good’.
