Burnt Oak Broadway, Edgware

A mixed-use development located in Brent, the project consists of six-storeys of residential accommodation over 780 sq m of retail space located on the ground and mezzanine levels. The residential units consist of a mix of affordable social housing units, open market units and larger four bed units located on the top floor. An existing showroom, offices and a car park that have been derelict for 10 years will be demolished to house the new building. Price & Myers Sustainability provided a range of services to improve the energy and sustainability of the scheme. This was particularly challenging as the site is quite constrained due to urban location and lack of external space. Extensive sunlight and daylight assessments were carried out to ensure no impact on the lighting conditions of the surrounding buildings. Internal daylight calculations ensured good daylight levels within each of the proposed residential units. An energy strategy including low carbon energy options was developed to help achieve Level 4 under the Code for Sustainable Homes assessment and ‘Very Good’ under BREEAM. Brent Sustainability Checklist, specifically produced by the London Borough of Brent to promote Sustainable design and construction in all major developments was also completed. A large communal garden space of around 950 sq m, located above the car parking garages, and smaller private amenity spaces located on the upper floors are created in the new design proposal.
