Golders Park Close, London

This project involved the construction of four new luxury houses close to Hampstead Heath in Golders Green. The houses are four-storeys, including basements. The developers saw a marketing benefit in producing low energy housing, and as such targeted an EPC rating of A. The envelopes of these substantial properties enclose a significant volume, when compared to standard housing stock, requiring a bespoke energy strategy. Site constraints resulted in the largest elevations facing north, so high performance glazing was utilised to reduce heat loss. They are masonry in construction and utilise high performance insulation, insulated render and plaster, and minimising air leakage. The servicing strategy utilised micro CHP systems and photovoltaic panels, allowing the future owners to benefit from the feed in tariff for electricity generated from both systems. The houses were certified Code for Sustainable Homes Level 3.
