Stratford Exchange Development, London

A mixed-use development located along the High Street in Stratford, in close proximity to the 2012 Olympics site. The development includes a Primary Health Care Centre serving the local community; new retail premises; a wide variety of homes; vehicle and cycle parking facilities and greatly enhanced public spaces. The project delivers high standards of sustainability- Code for Sustainable Homes Level 4 and BREEAM 'Very Good' rating - and meets the sustainability targets set out in the Mayor of London’s Housing Design Guide. The development is located in a dense urban environment and includes a 32-storey tower block and two eight-storey buildings. We undertook a series of massing studies and environmental assessments to inform the height and layout design safeguarding the sunlight, daylight and rights to light of surroundings properties and open spaces. The presence of tall buildings provided the potential for a change in wind patterns and a decrease in pedestrian comfort in the areas around the development. We carried out a series of simulations and investigations by CFD modelling. These quantified the change in wind conditions and guided design ensuring acceptable pedestrian conditions. The scheme realises the potential of the development site and surroundings, delivering the local demand for housing and employment opportunities whilst providing physical improvements to the public realm in an integrated sustainable scheme.
