We initially undertook extensive civil engineering work to support the planning submission for this 272 residential unit development in Essex.

The development is located on an old industrial Brownfield site with a number of historic uses. As a result, we also undertook a detailed review of the site’s constraints and advised on mitigation measures to reduce the site infrastructure costs and address factors which would affect viability at an early stage.

Our work involved a Flood Risk Assessment (FRA) and detailed Sustainable Drainage Systems (SuDS) assessment for the site, which was particularly challenging due to the shallow level of the receiving sewers and the flat nature of the site. Strategic levels and contouring of the site were integral to this work.

Post planning, we delivered a full detailed design Civil Engineering package for the site. This included the design of all internal adoptable highways and significant off-site Section 278 Highway improvement works. The drainage was designed to adoptable standards and included strategic Sustainable Urban Drainage systems such as permeable paving, landscaped swales and underground modular tanks. 

Phase I completed 2020. Phase II currently on site.
