A mixed-use residential and commercial scheme on Fish Island, Hackney Wick.

Located on a site formerly occupied by industrial sheds, the development replaces derelict industrial units and warehouses with four mixed-use blocks.

The four concrete framed buildings, arranged around a central courtyard, have a mixture of uses. Shops, cafés and workshops occupy the ground floors, while the upper levels provide 144 homes with mixture tenure.

The development, up to six storeys in height, makes use of efficient-transfer flat slabs which transfer loads from a regular residential column arrangement at upper floors to a wide 8m column grid at ground level maximising the commercial space.

Three of the blocks made successful use of precast concrete banding units, made off-site and finished to look like stone, that were cast (via thermal break connectors) along with the in-situ floor slabs. The residential-led development also features one steel and glass workplace building on the corner of Dace Road and Monier Road.
