The Blackwall Reach Regeneration Development is the masterplan for the Robin Hood Gardens Estate in Tower Hamlets. In conjunction with NU Living and Swan Housing, the council will provide 1,575 new homes, open spaces, new shops and community facilities delivered over five phases. We are involved with the Marketing Suite and the Station Square project, also known as Phase 1B, which is due for completion in 2019.
The Marketing Suite, located on an adjacent site to Station Square, is a bespoke two-storey steel framed building supported off a reinforced concrete ground bearing raft structure. Lateral stability is provided by internal bracing and plywood diaphragm floors which use engineered easi-joists to create large open spaces at ground floor. The upper floor of the Marketing Suite houses two show homes for the development. One of the client’s key requirements for the show homes was the adaptability to incorporate any design development for the future phases of the masterplan. This has been achieved by providing flexible spaces which are framed by the main steel structure. The Architect incorporated translucent paneling for the external envelope allowing natural light to flood through the apartments.
Due to the close proximity of the southbound Blackwall Tunnel we worked closely with Transport for London to agree an approval in principle for the temporary and permanent works on the site. The foundation of the new building cantilevers over the exclusion zone of the tunnel and the landscaping incorporates lightweight materials to avoid increased loading onto the tunnel into the critical zone.
