A new mixed-use development in South Kilburn involving the demolition and redesign of four separate buildings to provide 308 affordable and private residential units, gym facilities, a health care centre, commercial space, and large private roof gardens on two of the blocks.

The site will be developed in phases, with an anticipated completion date of 2023. We have previously taken the project to RIBA Stage 3 for the Council and are now working on the next stages of the project for the Development Partners, Countryside Properties.

Due to the decant and logistics constraints across the site which led to phased construction of the project, our civils design needed to be very carefully detailed to work in several different temporary states as well as in a permanent condition, without resulting in abortive work or expensive and wasteful temporary construction.

The attenuation required has been split across the landscaping features in the estate to suit the landscaping phasing. In many cases the most obvious areas for attenuation will still be under existing buildings when the new structures are complete, and we have split the attenuation features accordingly.

We are also designing the site-wide adoptable highways works and changes to the existing highway, and have gone through a similarly detailed process with this work to avoid wastefully demolishing any temporary construction from phase to phase.
